Guide for Home Sellers
Selling a home can feel like a lot.
What should you list for? Should you sell before you buy? Do you need to renovate anything first? Should you paint? Stage? Replace that light fixture you’ve disliked for nine years but somehow learned to live with?
Then there are the bigger questions — market conditions, timing, contracts, negotiations, inspections, showings, advertising and what happens when an offer actually arrives.
There is quite a bit going on.
That’s where having a REALTOR® beside you makes a difference.
My job is to help you figure out what matters, what doesn’t, how to position your home in the current market and what buyers are likely to notice. We’ll look at comparable sales, competition and market conditions to establish a pricing strategy that makes sense.
I’ll also guide you through preparing your home, marketing it, managing showings and open houses, reviewing offers and negotiating the terms.
And sometimes I’ll tell you not to spend money on something.
Because preparing a home for sale isn’t about making it perfect. It’s about knowing where your time and money will actually make a difference.
Selling a home will always involve decisions.
You just shouldn’t have to make all of them alone.

Selling with a REALTOR®
You can sell a home on your own.
You can also paint your own house, do your own taxes and cut your own hair. Sometimes it works out beautifully. Sometimes there is a reason people hire someone.
A REALTOR® brings market knowledge, pricing strategy, marketing, negotiation and experience with all the details that appear once a home actually hits the market.
I work in real estate every day. I watch what is selling, what is sitting, what buyers are responding to and where pricing starts to go sideways.
My job is to help you position your home properly, market it well, negotiate strongly and keep an eye on the details so nothing important gets missed.
Because selling a home is not just about putting it online and hoping the right buyer appears.
There is a strategy behind it.
Setting the Listing Price
Pricing a home is part research, part strategy and, occasionally, part reality check.
We’ll look at recent sales of similar properties in your area, current competition and what buyers are actually paying — not simply what other sellers are hoping to get.
I’ll prepare a comparative market analysis using MLS® data and then look at the things that make your home different.
Renovations matter. Condition matters. Location matters. Repairs matter. Even the way your home compares to the one for sale three doors down can matter.
We’ll also talk about your plans after the sale and what you need the numbers to look like.
The goal is not to choose the highest price we can put on the listing.
It is to choose a price that gives your home the best chance of selling well in the market we actually have.
Marketing Your Home
Once the price is right, the next job is getting your home in front of buyers.
And these days, that means online first.
Your property will be professionally presented on the MLS® System and REALTOR.ca, where most buyers begin their search. From there, I use social media, digital marketing and my own online presence to give the listing even more exposure.
Good photography matters. Strong listing copy matters. The order of the photos matters. Even that first image matters more than people think.
Buyers scroll quickly.
The goal is to make them stop.
Depending on the property, we may also use open houses, targeted promotion and direct exposure to other REALTORS® and their buyers.
A sign on the lawn is still useful.
But the real marketing starts long before someone pulls up in front of the house.
Negotiating the Sale
Once an offer comes in, the conversation changes.
Now we are looking at price, conditions, possession, deposits, inclusions, exclusions and all the little details that can make one offer very different from another.
This is where experience matters.
I am a Real Estate Negotiation Expert (RENE), with advanced training in negotiation strategy. But negotiation is not simply about pushing harder. It is about understanding what matters to the other side, knowing where there is room to move, protecting your position and recognizing when holding firm is the better choice.
Sometimes the highest offer is not the best offer.
Sometimes a condition, possession date or cleaner set of terms can make a slightly different offer much stronger.
- My job is to help you see the whole offer, not just the number at the top, and negotiate the best overall result for you.
